BYE BYE CLUTTER! - The most important thing you can do when beginning the process of selling your home is DE-CLUTTERING!! Freeing up the usable space of your home is extremely important to help a potential buyer see the potential in the home! If you have huge furniture and personal things everywhere, it becomes difficult for people to look past that. When a professional stager prepares a home for the open market, they will always remove up to half the owner's furnishings, and it makes the home look MUCH bigger.
ROOM TRANSFORMATIONS - If you have a space that serves you no purpose then look to re-purpose it into a space that will add to the value of your home. A very small addition of a comfortable chair, a table or even a lamp in tiny nook can transform the space into a comfortable reading area.
LIGHTING YOUR HOME - Great lighting play a crucial role in making a home feel warm and cozy. Change out dull, yellow bulbs for bright white lights. Rule of Thumb: 3 types of lighting per room - ambient (general or overhead), task (pendant, under-cabinet or reading) and accent (table and wall).
MAKE ROOMS BIGGER - One way to make a room feel larger is to paint it the same color as an adjacent room! Also, try matching paint colors with the drapery in the room to form a seamless look with the entire room :)
VARY WALL HANGINGS (i.e, pictures) - Most people hang pictures and line them up horizontally and vertically - THIS IS A MISTAKE! Staggering fixtures can help fill up the areas of the walls and gives peace to the eyes when entering a room. When art is displayed in a creative way it tends to make it more appealing and shows off the space in which it is portrayed.
